Urban development in Vilnius' Historic Centre faces critical challenges in balancing cultural heritage preservation with sustainable expansion. The study identifies three key issues: protecting intangible and tangible cultural assets, ensuring stable urban growth, and enhancing the architectural and natural uniqueness of the city centre. Specific recommendations are proposed for regenerating buildings along major streets like Gedimino and Konstitucijos avenues, aligning with Vilnius' Official Plan (2007-2015). By integrating historical context with modern urban planning, this research offers actionable strategies to safeguard Vilnius' heritage while fostering sustainable development. The approach combines urbanistic, architectural, and conservation principles to address the complex dynamics of a rapidly evolving city centre.
