Summary

Short-term rentals (STRs), particularly those facilitated by Airbnb, significantly intensify gentrification in historic urban areas. A study focusing on Beyoğlu, Istanbul, reveals that STRs drive up property values and contribute to the 'Airbnbification' of housing, particularly in Galata, reducing long-term rental options and displacing local residents. This phenomenon is exacerbated by weak or non-existent regulations, allowing STR platforms to reshape housing markets without conventional constraints. The research employed a mixed-method approach, combining quantitative data from Airbnb listings with qualitative insights from stakeholder interviews. It underscores the urgent need for comprehensive policy interventions to balance housing affordability, historical preservation, and social equity in gentrifying districts.
